WATERLOO -- Demolition work has begun on a section of Waterloo's east-side downtown riverfront for a new housing development.
The city has begun taking down some acquired properties for David Deeds of Cedar Valley Restoration and Development to build condominiums and row houses along the Cedar River between East Sixth and East 11th streets.
"The demolition clears the way for the creation of Water Street Flats and Rowhouses," Deeds said.
He proposed creating 10 loft dwelling units in the 1910-vintage Chapman Lumber Co. building, also more recently known as the former Details Plus building at 910 Sycamore St.
"It's going to be some really cool spaces with exposed brick, exposed trusses, 12- to 14-foot ceilings, just some great space that's not usually found around Waterloo-Cedar Falls," Deeds said.
New construction of riverfront row houses also will occur, consisting of three stories with potentially a roof deck, of about 2,200 square feet each, plus an in-unit two-car garage on the lower level.
Cost for the Chapman building lofts, which will be 1,000 to 1,300 square feet each, including one indoor and one outdoor parking space each, will range from $140,000 to $193,000. The first cluster of four riverfront row houses will start at a base price of $275,000, he said. The middle and upper levels will have a view of the river.
Work on the lofts will be bid out to other contractors, Deeds said. He hasn't determined whether he will serve as general contractor for the row houses or whether construction of those, too, will be bid out.
The project is part of a downtown redevelopment master plan envisioned by consultants and city officials.
