CEDAR FALLS - A controversial rezoning issue regarding building in the flood plain goes before the City Council on Monday.
The agenda includes a public hearing on the proposed rezoning of 2.9 acres in the vicinity of 114 Lone Tree Road. The northern Cedar Falls property is zoned for agricultural use, but owner Jim Whitney wishes to rezone it R-2, residential.
He plans to build one or two homes on the south side of Lone Tree Road, about one-half mile east of Center Street. During the flood last year, the property took on an estimated 10 feet of water.
The Planning and Zoning Commission voted 5-3 Wednesday to recommend approval of the rezoning, pending an updated fill plan; a drainage easement in the drainage channel across the property; and a statement of zoning conditions that allows a single residential structure with one detached accessory structure.
The commission voted unanimously to deny the request in June.
The city's land-use map, which guides decisions on rezoning issues, currently shows the area as suitable for low-density residential development.
The City Council will meet at 7 p.m. at City Hall, Second and Clay Streets.
In other business, the council will:
Meet in Public Works Committee at 6 p.m. for a treatment facility disinfection update.
Meet in Community Relations and Planning Committee at 6:30 p.m. to reconsider the condemnation of 1526 Cottage Row Road. Kim and Otto MacLin would like to repair a cabin that was flooded last year.
